OVERVIEW

Consists of 41+/- acres along the banks of Seaside Creek on James Island.

Previous agricultural use, presence of historically significant earthen fortifications and an exceptionally high number of historic Live Oak trees on this infill site created challenging design parameters.

Worked with the City of Charleston and surrounding neighborhoods to rezone the property from a higher intensity use to a Planned Development (PD), which allowed for the preservation of wetlands, historic areas and nearly every grand tree on site.

Final PD provided for up to 160 single family and townhouse lots, almost an acre of recreational commercial property and over 13 acres of open space containing interconnected parks, a pavilion, pool and community dock.

Second and final phase of development completed in 2015 with ongoing water front lot sales and construction of custom and semi-custom homes.
